BEFORE YOU ARRIVE

Booking terms

We believe good hospitality starts with clarity. These terms form part of your booking and apply together with your booking confirmation.

Booking and payment

A booking becomes binding once you have received our booking confirmation and the first payment has been made on time.

Unless otherwise agreed in writing, 50% of the total rental price is payable at the time of booking and the remaining 50% no later than 30 days before arrival.

For bookings made less than 30 days before arrival, the full rental price is due immediately.

If a payment deadline is not met, we may cancel the booking. Any such cancellation will be handled in accordance with the cancellation terms below.

For arrivals within 14 days of booking, a 15% last-minute discount on the rental price is applied automatically. The discount is shown in the price at booking and does not apply to the Stay for Two.

What is included

The rental price includes the entire HIRA property with its furnishings, final cleaning, bed linen and towels, electricity, water and heating, unless otherwise stated in the booking confirmation.

Electric vehicle charging is billed separately, as described below.

Cancellation

There is no general 14-day right of withdrawal for bookings of holiday accommodation for a specific period. Instead, the following cancellation terms apply:

If you cancel 60 days or more before arrival, all amounts paid will be refunded in full.

If you cancel 30–59 days before arrival, you remain liable for 50% of the total rental price. Any amount paid in excess of this will be refunded.

If you cancel less than 30 days before arrival, you remain liable for the full rental price and payments already made will not be refunded.

Cancellation must be made in writing by email and takes effect when we receive it.

We recommend that you have appropriate travel or cancellation insurance.

Changes to your booking

If you wish to change your arrival or departure date, we will do our best to accommodate your request. Changes are subject to availability and only become valid once confirmed by us in writing.

If we are unable to accommodate the requested change, the original booking and cancellation terms continue to apply.

Changes to the registered guests also require our prior written approval.

Transfer of booking

The booking is personal and may not be transferred, resold or otherwise made available to a third party without our prior written approval.

The person who made the booking must personally take part in the stay unless otherwise agreed with us in writing in advance.

If we have to cancel your stay

If, unexpectedly, HIRA cannot be made available for the booked stay, we will refund all payments relating to the stay. If you prefer, we may instead try to offer alternative dates.

We are not liable for indirect expenses or consequential losses such as flights, ferry tickets, car hire or other travel-related costs, unless mandatory law provides otherwise.

Check-in and check-out

Check-in: From 17:00
Check-out: No later than 10:00

Unless otherwise agreed in writing, these times must be respected so that the house can be prepared between stays.

Guests, visitors and events

HIRA is intended for private holiday stays and may not be used for parties, large gatherings, receptions, events or similar functions.

The maximum number of overnight guests is six.

Only guests registered on the booking may stay overnight in the house.

If, during your stay, you wish to receive a small number of additional visitors beyond the registered guests (for example daytime visitors or dinner guests), this must be agreed with us and approved by us in writing in advance.

Tents, caravans, motorhomes or other temporary sleeping arrangements may not be set up or used for overnight accommodation on the property.

Children under three may not stay at HIRA.

Youth groups

HIRA is not rented to youth groups.

A youth group means a group in which the majority of guests are under the age of 25 and where the stay is not a family stay with parents or other adult family members.

It is the guest’s responsibility to provide correct information about the number and composition of guests when booking.

House rules

HIRA is a private home created for peace, nature and time together. We therefore ask all guests to respect the following rules:

Quiet hours apply on the property from 22:00 to 07:00.

Smoking is not permitted indoors or on the terraces. Smoking is permitted elsewhere on the property, away from the house.

Deep-frying is not permitted.

Furniture, artworks or larger interior items may not be moved without our prior permission.

Commercial photography, filming or any other commercial use of the house or property requires our prior written approval and may be subject to separate terms and charges.

The booking holder is responsible for ensuring that all registered guests and any approved visitors comply with these booking terms and house rules.

Taking care of HIRA

Please treat the house and its contents with reasonable care and leave the house in a tidy condition.

Before departure, we ask you to:

  • wash up and return tableware and kitchenware to their place
  • empty the dishwasher and refrigerator
  • clean the barbecue if it has been used
  • dispose of rubbish
  • return furniture and outdoor cushions to their original place

Final cleaning is included.

If the house is left in a condition requiring substantial additional cleaning beyond normal final cleaning, the booking holder may be charged the reasonable and documented additional cleaning costs.

Pets

Pets are not permitted in the house or on the property.

Electric vehicle charging

Electric vehicles may only be charged using the EV charger.

Charging through the house’s ordinary electrical sockets is not permitted.

Electricity used for EV charging is billed separately based on actual consumption and the price communicated in connection with the stay.

Bicycles and other equipment

Bicycles, fireplace, barbecue, EV charger and other equipment must be used responsibly and in accordance with any instructions supplied with the equipment or provided by us.

If equipment is damaged or does not function as expected, you must notify us as soon as possible.

Security

Doors must be locked and windows closed whenever the house is left unattended.

The booking holder may be held responsible for loss or damage resulting from negligence, including failure to secure the house properly.

Damage and liability

If anything is damaged, broken or goes missing during the stay, you must notify us immediately so that any damage can, as far as possible, be limited.

The booking holder is responsible for damage to the house, property, furnishings or equipment beyond normal wear and tear where caused by the booking holder, other registered guests or approved visitors.

This responsibility includes reasonable and documented costs of repair or replacement of damaged or missing items, including keys and access devices.

Access to the house during the stay

If necessary for reasons of safety, urgent maintenance or repair, or to prevent or limit damage to the house or property, we are entitled to access HIRA during the stay.

Where reasonably possible, we will inform you in advance and limit access to what is necessary.

In urgent situations, access may take place without prior notice.

If something is not as it should be

If you experience a defect or problem with the house on arrival or during your stay, you must contact us as soon as possible after becoming aware of it.

We must be given a reasonable opportunity to inspect and, where possible, remedy the issue during your stay.

Any cleaning issue must be reported immediately after arrival and, as far as possible, before the affected areas are used.

An issue first reported after departure which could have been inspected or remedied during the stay will, as a general rule, not give rise to compensation.

Nature and surroundings

HIRA is located in a natural setting close to the North Sea. Weather, wind, sand, insects, wildlife and seasonal changes are a natural part of the stay.

Such natural conditions do not in themselves constitute defects in the house.

We are also not responsible for temporary disturbances arising from circumstances outside the property and beyond our control, such as neighbouring activities, construction work or public works.

Force majeure

Neither party is liable for failure to perform the agreement due to extraordinary circumstances beyond that party’s reasonable control, such as natural disasters, severe weather events, war or government restrictions.

If such circumstances mean that HIRA cannot be made available for the booked stay, we will refund payments relating to that stay or, by agreement, offer alternative dates.

Personal belongings

Guests are responsible for their own personal belongings during the stay.

We are not responsible for loss, theft or damage to guests’ personal belongings unless liability follows from mandatory law.

Left-behind items

Items found in the house after departure are kept for up to 14 days.

If you wish to have an item returned, this will be at your expense, including reasonable packaging and shipping costs.

Breach of contract

The following are considered material breaches of contract:

  • use of the house for parties, large gatherings, receptions, events or similar functions
  • allowing anyone other than registered guests to stay overnight in the house or on the property
  • circumventing or breaching the rules regarding youth groups
  • knowingly providing false or misleading information about the number or composition of guests
  • transferring the booking or making it available to others without permission
  • any other serious or repeated breach of these booking terms or house rules

If persons not registered on the booking are present on the property without our prior approval, we may require the visit to end immediately. Failure to comply immediately will be considered a material breach of contract.

In the event of a material breach of contract, we may terminate the rental agreement with immediate effect and without notice and require the house and property to be vacated. Payments already made will not be refunded.

The booking holder is also responsible for reasonable and documented losses, damage and additional costs that are a direct consequence of the breach.

Governing law

The agreement is governed by Danish law.

Mandatory consumer protection rules apply regardless of these terms.

Thank you for treating HIRA, the house and the surrounding nature with the same care and respect with which the place was created.
